OCTOBER- Perspective homeowners shopping
for fairway property in Florida will have more than 19,000 new homes
to choose from next year. It was learned that new homes are available
on more than 275 different Florida courses, and within a surprisingly
wide price range. Of the developers surveyed, new home prices in
Florida golf developments range from as low as $16,500 to over $8
million.
If the range of prices presented isn't enough to
fluster the average new home buyer, the descriptive names attached to
these new homes will surely finish the job. Townhouses, villas,
mobile homes, single family homes, condominiums, prefabricated homes,
patio homes, townhouses, zero-lot line and coach homes are all
waiting your inspection.
The statistics reported here were revealed in a
recent survey taken by the staff at Florida Golf Publishing. Florida
golf courses have long been a top retirement target in America, but
yet no comprehensive state-wide directory of what's available existed
until now.
In assembling THE DIRECTORY, these were some of the
things learned: Florida has at least 929 golf facilities, of which
300 have real estate offices selling homes, homesites, or both. The
98 facilities willing to provide the number of new homes built
reported that 5,294 homes were built in the past 12 months and
another 6,293 are expected to be built in the coming year.
Florida Golf Publishing then postulated that if the
numbers were the same for those developments who didn't quote
numbers, there would have been 16,000 more Florida golf course homes
available this year than there were a year ago. Carrying this
forward, there will be another 19,000 more in the coming year. Many
of those home buyers won't be new Florida residents, they'll be
current residents changing locations while their old homes will then
go on the market for other home shoppers.
The lowest priced homes on any Florida golf course
are reported to be for mobile homes and manufactured homes, which
ranged as low as $16,500 to the high 20's . It's possible to get
condos and single family homes in the low 30's. Not many are
available, but you'll find such prices in THE DIRECTORY. The highest
price listed for a single family home was $8 million-plus at the
Jupiter Island Club.
Of 271 respondents with golf course homes, 108 were
on private clubs, 153 semi-private, 10 resort. All but a handful of
the developments selling golf course homes also had homesites
available for buyers who want to build custom homes.
